Residential Inspections

Schedule a Smoke Detector Residential Inspection

Residential Inspections are currently booking 1 week out.

  • Residential construction projects, residential real estate sales, and short-term rentals require a smoke & CO detector inspection.
  • Inspections are done on Mondays, Tuesdays, Thursdays, and Fridays between the hours of 0830 and 1200.
  • If the fire alarm system has an alarm panel, then someone that is capable of operating the alarm panel must be on site at the time of the inspection to put the system into test mode and clear the alarms during the test.

Real Estate Sale Inspections

  • Please try to book your inspection for a month before your closing date.
  • All smoke detectors must be within 10 years of age and photoelectric.
  • All detectors manufactured after 2016 must have a sealed 10 year battery.
  • All smoke detectors must be mounted on the ceiling. (Newton City Ordinance Chap. 10 Sec. 10-11)
  • The date the home was built or last substantially renovated determines the detector requirements. Please see the our smoke detector guide for further information. Substantial renovation is defined as any renovation of one third the assessed size or value of the home or any renovation that adds, alters, or modifies a bedroom.

Final Inspections for Residential Construction

  • All residential fire alarm work requires a permit from the Fire Department in addition to any electrical permits issued by Inspectional Services.
  • Projects must have passed their final electrical and plumbing inspections prior to having the fire alarm inspection.
  • Projects should be broom clean and ready to be occupied at the time of inspection.

Short-term Rental Inspections

  • Starting January 2, 2020, all short-term rental properties in the City of Newton must be in compliance with the requirements set forth in Chapter 20, Article IX and Chapter 30, Section 6.7.5 of the City Ordinances.
  • Residents seeking to operate a short-term rental must register with the Inspectional Services Department prior to the occupancy of any rental property that commences after January 1, 2020. Registration will begin on December 1, 2019.
  • All short-term rental operators must schedule an inspection with the Fire Department and receive a Certificate of Compliance indicating that the property meets the smoke detector and carbon monoxide requirements for residential units. Fire inspections must be completed prior to registration with the City.

  • Note that operators are responsible for paying inspection fees.
